Si bien en a\u00f1os los sesenta, modelos muy simples &#8211; como el monocentrico &#8211; trataban de explicar la evolucion de una ciudad y las particularidades esenciales de los mercados de vivienda, entrados los setenta comenzaron a aparecer revisiones de dichas formulaciones y posteriores modelos al amparo de un ambito no contemplado desde la ortodoxia, el modelo de tiebout (1956), revisado desde los trabajos de rosen (1974), a traves de la tradicion de los modelos hedonicos (lancaster, 1966; chow, 1967; muth, 1969; griliches, 1971; y otros). En este trabajo se trata de ofrecer un estudio que parecia pendiente: el de un nucleo espa\u00f1ol de tama\u00f1o medio como es este, la ciudad de cordoba, y la contrastacion en esta de los distintos modelos que ha venido ofreciendo la literatura urbana.  los procesos urbanos y modelos mas relevantes especificados desde la teoria han sido: los de filtering (lopez, 1992), regentrification, el modelo de tiebout (1956), el modelo monocentrico o disyuntiva (alonso, 1964; muth, 1969; goldstein y moses, 1973), y derivados.  atendiendo a dichos modelos o procesos, los dos objetivos fundamentales planteados para este trabajo son los siguientes: 1) explicar el precio de la vivienda en cordoba en funcion de sus caracteristicas, y estimar los precios implicitos de dichas caracteristicas (la ecuacion hedonica). 2) contrastar la importancia de los procesos la capacidad explicativa de los distintos modelos teoricos.  para la culminacion de estos objetivos se han realizado diversos modelos econometricos, al amparo de la tradicion hedonica, de la ciudad como nucleo unico, y de la ciudad como nucleo segmentado en varios sub-mercados, atendiendo a las criticas de henderson (1985) y de
