En primer lugar se considera la vivienda como un bien homog\u00e9neo y se utiliza el modelo de elecci\u00f3n conjunta de tenencia y demanda de lee y trost (1978). Los resultados obtendios son, en general, acordes con la teor\u00eda en lo referente a la estimaci\u00f3n de las probabilidades de opci\u00f3n por los reg\u00edmenes de tenencia en propiedad o alquiler (a trav\u00e9s de modelos logit y probit) y en lo relativo a la estimaci\u00f3n de las demandas de servicio vivienda en ambos casos, donde se han obtenido unas elasticidades precio y renta inferiores a la unidad en valor absoluto.  tambi\u00e9n se ha realizado un ejercicio de simulaci\u00f3n acerca de la eficacia de los incentivos fiscales a la compra de vivienda contemplados en el impuesto sobre la renta de las personas f\u00edsicas (irpf), concluyendo que su eficacia es m\u00e1s bien baja porque apenas si consiguen aumentar la probabilidad de los demandantes en propiedad y, adem\u00e1s, los incrementos en la demanda que originan acabar\u00edan capitaliz\u00e1ndose en el precio final de la vivienda.  en segundo lugar, se considera la vivienda como un bien heterog\u00e9neo compuesto por una cesta de atributos, de manera que se estiman los precios hed\u00f3micos y las demandas de las tres caracter\u00edsticas seleccionadas (superficie, n\u00famero de ba\u00f1os y n\u00famero de habitaciones), todas ellas bastante inel\u00e1sticas (las elasticidades precio, renta y cruzadas no alcanzan, en ning\u00fan caso, el valor de 0,5 en valor
