<\/strong><\/h2>\n<p>El mercado inmobiliario y la evoluci\u00f3n del precio de la vivienda son una constante preocupaci\u00f3n y causa de estudio, ya que es un sector muy importante en el tejido econ\u00f3mico de un pa\u00eds.  en esta memoria se estudia el mercado inmobiliario en espa\u00f1a, particulariz\u00e1ndoloo en la ciudad de melilla, urbe de tama\u00f1o peque\u00f1o, que tiene problemas inmobiliarios derivados, sobre todo, de su situaci\u00f3n geogr\u00e1fica y socioecon\u00f3mica.  se consideran los m\u00e9todos estad\u00edsticos y econom\u00e9tricos para determinar las caracter\u00edsticas y determinantes del precio de la vivienda en la ciudad de melilla.  se introduce la metodolog\u00eda hed\u00f3nica para estimar la ecuaci\u00f3n que relaciona el precio de la vivienda con sus caracter\u00edsticas, y posteriormente hallar los precios impl\u00edcitos de cada una de las caracter\u00edsticas.  utilizamos los sistemas de redes neuronales artificiales como alternativa a los m\u00e9todos estad\u00edsticos de modelizaci\u00f3n y herramienta de predicci\u00f3n del precio del bien vivienda.  los resultados obtenidos, utilizando la metodolog\u00eda hed\u00f3nica y las redes neuronales, muestran una mejor estimaci\u00f3n del precio de la vivienda que los m\u00e9todos tradicionales de valoraci\u00f3n inmobiliaria.<\/p>\n<p>&nbsp;<\/p>\n<h3>Datos
