Por otra parte, en el plano particular, la evoluci\u00f3n del valor de mercado o valor anal\u00f3gico de una vivienda usada respecto a la vivienda nueva permite obtener informaci\u00f3n sobre la depredaci\u00f3n de la misma. Ambos aspectos, plusval\u00eda y depreciaci\u00f3n, juegan un papel importante en la elaboraci\u00f3n de m\u00e9todos de tasaci\u00f3n con fines hipotecarios.  asimismo, la introducci\u00f3n de la teor\u00eda de carteras eficientes en el mercado inmobiliario constituye un poderoso instrumento en la toma de decisiones para los fondos de inversi\u00f3n inmobiliaria y los departamentos de riesgo
