Propone homogeneizar los valores de la construccion que aparecen en las diversas formulas, adoptando el denominado valor intrinseco definido como la suma del coste de ejecucion material y el beneficio industrial del constructor.  presenta unas tablas con valores del coeficiente que representa en la formula anterior el conjunto de gastos y beneficios de la promocion inmobiliaria, con datos de entrada de los diversos valores en venta de viviendas de nueva planta y otra tabla con datos de diversos valores de construccion. Establece unos coeficientes de relacion del valor en venta del inmueble terminado respecto al valor del suelo libre. Dichos coeficientes se apoyan en las tablas anteriores y en un estudio de mercado realizado en Madrid con 382 promociones nuevas, fechado en 1994, que se acompa\u00f1a en esta tesis. Al conocer este coeficiente por zonas homogeneas, se puede obtener el valor del suelo de una parcela urbana concreta, conociendo el valor en venta de una promocion de viviendas que se pretenda
