Se demuestra que las t\u00e9cnicas habituales de estimaci\u00f3n son ineficientes y se desarrollan de manera unificada y con terminolog\u00eda estad\u00edstica los modelos y estimadores espaciales conocidos como kriging (univariantes: cl\u00e1sicos y bayesanos; y multivariantes: cokriging).  se desarrollan toda una metodolog\u00eda estad\u00edstica de apoyo y unos algoritmos de estimaci\u00f3n (en lenguaje s) que permiten llevar a cabo la aplicaci\u00f3n.  en el estudio concreto del precio de la vivienda libre en la ciudad de albacete, se analizan los factores que determinan su precio, encontr\u00e1ndose que la calidad (adem\u00e1s de la localizaci\u00f3n) es el que m\u00e1s repercute.  eliminando dichos efectos del precio y reduciendo todas las observaciones a una \u00abclase de viviendas equivalentes\u00bb se utilizan cuatro m\u00e9todos de modelizaci\u00f3n y estimaci\u00f3n:  kriging universal y kriging ordinario sobre los residuos de un modelo aditivo generalizado, para la estimaci\u00f3n puntual, y kriging universal y kriging con alisado por la mediana, para la estimaci\u00f3n por zonas; eligi\u00e9ndose este \u00faltimo como el mejor para modelizar el
