Se trata de explicar el peso que tienen las diferentes caracter\u00edsticas de la tierra r\u00fastica situada relativamente cercana a una ciudad como bilbao en la determinaci\u00f3n de su precio. La creaci\u00f3n de una base de datos propia a partir de las transacciones de terrenos r\u00fasticos de los municipios de urdaibai y de otras localidades situadas fuera de ese espacio natural protegido, permite comparar lo que sucede en ambos entornos.  se plantea un modelo hed\u00f3nico espacial en el que, adem\u00e1s de incluir variables como la dimensi\u00f3n del terreno, la distancia al centro urbano o la pertenencia a la reserva, se incluyen los llamados \u00abefectos espaciales\u00bb: la autocorrelaci\u00f3n espacial y la heterogeneidad espacial.  el an\u00e1lisis econom\u00e9trico espacial permite deducir diferencias en la determinaci\u00f3n del precio de los terrenos r\u00fasticos dentro y fuera de un espacio natural protegido. Asimismo, los altos precios observados, tanto dentro de la reserva de la biosfera de urdaibai como en las localidades lim\u00edtrofes, permiten intuir un uso residencial creciente de los suelos
