En dicho mercado, se distinguen claramente tres segmentos, el privado formal, el privado informal y el p\u00fablico. Observamos un alto nivel de autoconstrucci\u00f3n de vivienda, as\u00ed como de una elevada concentraci\u00f3n metropolitana. Existe un conflicto en la asignaci\u00f3n de derechos de propiedad en la tenencia de la tierra y la regulaci\u00f3n en este mercado est\u00e1 orientada hacia la ocupaci\u00f3n de vivienda propia. Existe m\u00faltiples instituciones vinculadas a la provisi\u00f3n directa o indirecta de vivienda. el marco legal para cr\u00e9ditos hipotecaros es d\u00e9bil y los impuestos sobre beneficios financieros se trasladan al usuario final. Tambi\u00e9n, observamos rigidez en los contratos, un ajuste lento en cantidades y un sistem\u00e1tico exceso de demanda. En este ensayo, planteamos una propuesta de subsidio orientada al mercado de alquiler del tipo vales de vivienda, donde se permite incentivar la inversi\u00f3n en este segmento y mejorar la calidad de los servicios de vivienda a los que deber\u00edan acceder familias de bajo nivel de ingresos.  el segundo ensayo estima la demanda de vivienda en el mercado metropolitano de m\u00e9xico. Utilizamos el m\u00e9todo de selecci\u00f3n muestral para estimar la probabilidad de ocupar una vivienda en propiedad y el gasto en servicios de vivienda. mostramos la existencia de fricciones en los mercados de alquiler y tendencia propia. Tambi\u00e9n obtenemos las elasticidades de gasto en servicios de vivienda.  el tercero ensayo estudia la din\u00e1mica del capital residencial ante la presencia de expectativas racionales y cierta pol\u00edtica fiscal para la adquisici\u00f3n de vivienda.
